What are the common issues that strata committees deal with?

In strata living, disputes can arise from differing interpretations of by-laws, personal conflicts, or property management concerns. Some of common issues that a strata committee may face include:

1. Feedback on proposed renovation works and potential mediation and NCAT disputes relating to refusal of works proposed by lot owners.

2. Breach of by-law(s) including those relating to noise and parking.

3. Financial disagreement over levy amounts, special levies for unexpected maintenance or how the funds are being used.

4. Repair and maintenance over common areas or mediation and NCAT disputes over who is liable for the repair.

5. Access and use (or misuse) of common property.

6. Behavioural issues e.g. personal conflicts, lifestyle differences or cultural misunderstandings.

7. Management concerns, performance of strata managing agent, decision-making process, and transparency and communication among owners.

8. Keeping of pets and animals.

9. Health and safety issues arising from smoking, or more recently, how lithium battery operated devices/vehicles are used or stored within the building.

10. Building defect cases and litigation against builders and developers.

In most cases, the owners corporation may adopt rules (i.e. by-laws) to regulate or even mitigate the occurrence of issues that may commonly arise within a strata scheme.
